PM Avenue Privacy Supplement
Effective date: July 1, 2026. This supplement applies to property owners, association board members, and other prospective clients who use PM Avenue to find and contact a property manager.
About this supplement
This supplement adds to the HERO PM Privacy Policy (the "Base Policy"). The Base Policy covers HERO PM members and the general operation of our Websites. This supplement covers how PM Avenue handles the personal information of owners who use the Match Me form and the PM Avenue directory to request property management.
Where this supplement and the Base Policy differ for PM Avenue owner activity, this supplement controls. For everything else, the Base Policy applies. "We," "us," and "our" mean HERO PM, which operates PM Avenue. PM Avenue is a connection service. We pass your request to property managers and do not manage property ourselves.
Who this covers
You are covered by this supplement when you are a property owner, board member, or other prospective client who submits a request through PM Avenue, rather than a HERO PM member who manages property. If you are a HERO PM member, the Base Policy and the License Agreement govern your account.
What we collect from you
When you use Match Me or contact a manager through PM Avenue, we collect:
- Contact details: name, email address, phone number, and mailing or property address.
- Property details: property type, unit or door count, location, and the management needs and priorities you enter.
- Request preferences: the options and rankings you select in the form.
- Automatic data: IP address, device type, general location, and site activity, as described in the Base Policy.
How we use your information
Our use of your information is limited to connecting you with property managers. We use it to:
- Match you with property managers who fit your request.
- Pass your request to the manager you are matched with or the manager you contact directly, so they can respond.
- Contact you about your request and your use of PM Avenue.
- Operate, secure, and improve the directory.
We do not use your request data for our own marketing beyond messages about the request you submitted. How managers pay for connections is described in the next section.
How we pass your information to property managers
PM Avenue is a connection service, not a property manager. When you submit a Match Me request, or when you contact a manager directly through a PM Avenue profile, we pass your information to the property manager who matches your request or whom you contact, so they can respond to you. This transfer is the purpose of the service, and it happens at your request.
Property managers may pay PM Avenue to take part in the directory and to receive owner connections. This funds the service. Even so, we disclose your information only to the managers you are matched with or contact, and to the service providers who help us run PM Avenue. We do not sell, rent, or disclose your information to unrelated third parties, data brokers, or advertisers for their own purposes.
Once a manager receives your information, that manager controls it. The manager's handling of your information is governed by the manager's own privacy policy, not by this supplement or the Base Policy. We do not set, control, or take responsibility for the privacy practices of the managers who receive your information. Review a manager's own privacy policy for how they collect, use, and keep your data. Managers are bound to platform terms, and will be de-platformed when in violation of those terms, including in contacting leads from PM Avenue.
We may also share information with service providers who support our operations, and in the other situations described in the Base Policy.
Phone and text message consent
By providing your phone number and submitting a request, you agree that PM Avenue and the property managers we connect you with may call, text, and email you at the number and address you provide about your request, including by automated dialing or prerecorded or pre-written messages where used. Consent is not a condition of any purchase. Message and data rates may apply, and message frequency varies. Reply STOP to a text to stop texts, and contact us at compliance@heropm.com to stop calls.
Your choices and rights
You may:
- Access, correct, or ask us to delete the information you gave us, by contacting compliance@heropm.com.
- Ask us not to send your information to additional managers.
Once a manager holds your information, contact that manager directly to exercise choices about the manager's own use.
California and other state privacy rights
If you live in California or another state with privacy rights, you have the right to know, access, correct, and delete your personal information, and to opt out of the "sale" or "sharing" of personal information as those terms are defined by state law.
You direct us to pass your information to the managers you are matched with or contact, and those managers may pay us for the connection. Because value changes hands, state laws such as California's may treat this disclosure as a "sale" or "share" of your personal information. You may opt out by contacting compliance@heropm.com. Apart from the managers you are matched with or contact and the service providers who help us run PM Avenue, we do not sell, rent, or share your information with anyone. We will not discriminate against you for exercising these rights, and you may use an authorized agent to submit a request.
Cookies and tracking
PM Avenue uses cookies and similar technologies, as described in the Base Policy. Where required by law, we present a consent choice for non-essential cookies.
Children
PM Avenue is not directed to children under sixteen (16), and we do not knowingly collect their information.
Changes to this supplement
We may update this supplement to reflect changes in our practices. We will post changes on this page with a new effective date.
